Why do a schedule of condition?

Keeping a written, factual record of the condition of a property (with photos) before occupation is a great way of being able to show what damage was caused, or crucially NOT caused, during tenancy. This is especially useful if you think you will want to move to another premises in the future, but should be in place regardless. Having a document like this can help in the return of any deposits paid and support your case should any false accusations of damage arise. If you can get the landlord’s agreement that the report is a fair and reasonable assessment of the building’s condition, even better!
